One of the first conversions to offer elevated ceilings, huge windows, and working fireplaces; the Ice House surpassed all the expectations it had durings its 1998 conversion, becoming a pioneer of high-end conversions in the heart of Tribeca.

The 150,000 s.f. historic refrigeration building, originally built in 1905, now consists of 58 independently designed residential loft units.

A ten story light court was created to bring light and air to the center of the building. The removed floor area was relocated to the roof to create two-story penthouses totaling 15,000 square feet.
